TOTTERIDGE CONSERVATION AREA
CHARACTER APPRAISAL AND MANAGEMENT PROPOSALS |
Local authorities are required by law to keep Conservation Areas under review and to produce surveys and propose changes when necessary. The next draft consultation document is expected to be issued in January 2008.The Heritage Team in the Borough of Barnet Planning Department has stated that no roads currently marked as being in the Conservation Area will be removed from it.
The Totteridge Conservation area extends in a linear direction along a gravel ridge that begins in the east at the junction of Totteridge Lane and Links Drive and travels west to Mill Hill ending at Hendon Wood Lane. It is an important east-west driving route much used by commuters and is bounded on three sides by fields. There are 450 properties within this area and the 2001 census recorded the population as being 1,700 people.
If you live in the conservation area planning permission is required for:
• Replacement of windows and doors • Roof extensions and roof lights • New wall materials • Small extensions such as front porches and outbuildings • The installation of oil tanks and air conditioning units • The installation of satellite dishes • The removal and replacement of boundaries (not hedges) • The creation of vehicle crossovers and hard standings in front gardens • Most new gates, fences and walls
In addition, all trees within a Conservation Area are protected. Anyone intending to treat a tree with a diameter greater than 75mm at 1.5m above ground level must give the council 6 weeks notice before commencing. A number of trees are subject to Tree Preservation Orders (TPOs). Most of the Conservation Area and surrounding open land within the Greenbelt is designated as Heritage Land. Part of the eastern end, including Totteridge Green, is designated as a Countryside Conservation Area.
There are 48 listed buildings in the Conservation Area. In addition there are 24 locally listed buildings; these do not meet national listing criteria but are of importance locally and should be protected. The Character Appraisal will provide Residents with a clear idea of what should be cared for and preserved in Totteridge. We urge all Residents to examine this document when it is published, and write to the planning department with your views, which will be incorporated into the final document as part of the public consultation on the review findings.
